FF&E Procurement for a Reimagined Florida Keys Resort
Set across 15 waterfront acres in Islamorada, Three Waters Resort & Marina takes its name from the rare meeting of the Atlantic Ocean, Florida Bay, and the Gulf of Mexico. The property brings together the experiences that define the Florida Keys, from boating and world-class sportfishing to waterfront dining, relaxation, and tropical outdoor living.
As part of the resort’s transformation, Beyer Brown provided FF&E procurement for model rooms, all guest rooms and suites, and public areas, including the lobby, corridors, and multiple restaurant venues. With accommodations, dining concepts, and shared spaces serving different guest experiences, procurement helped carry the design vision across a diverse resort environment while supporting the performance requirements of a busy waterfront property.
The model rooms provided an important opportunity to evaluate the guest experience before purchasing moved forward across the full accommodation program. Furniture layouts, finishes, materials, and FF&E specifications could be reviewed together, helping confirm how individual selections worked within the completed space.
Following approval, the model rooms became a reference point for procurement across the resort’s guest rooms and suites. Careful purchasing and production tracking helped maintain consistency while accommodating different room types, including ocean-view suites and accommodations within The Cove, the property’s adults-only resort experience.
Guest Rooms & Suites Inspired by Island Living
Accommodations at Three Waters are designed to feel connected to the natural character of Islamorada. Island-inspired interiors complement the waterfront setting, creating comfortable retreats for guests returning from a day of fishing, boating, exploring the Keys, or simply relaxing by the water.
Hospitality FF&E purchasing focused on translating that relaxed design into spaces suited for everyday resort use. Furnishings needed to provide comfort and visual continuity while also meeting the durability expectations of a year-round coastal destination.
Public Spaces Built for an Island Escape
With nine dining experiences across the resort, food and beverage plays a significant role in the Three Waters guest journey. From the wood-fired atmosphere of Kindler to the property's iconic Tiki Bar, each venue offers its own personality and contributes to the larger resort experience.
FF&E procurement for multiple restaurant spaces required attention to how each environment would function independently while remaining connected to the overall property. Furniture selections needed to support guest comfort, service flow, and frequent use while preserving the individual character envisioned for each venue.
