FF&E and OS&E Execution Within a Historic Landmark Conversion
Inspired by Salt Lake City’s Union Pacific Depot, Asher Adams blends historic architectural character with contemporary luxury. The property’s design pays homage to the city’s rail heritage while introducing refined finishes, layered textures, and modern guest amenities. Positioned in the center of downtown, the hotel serves convention guests, business travelers, and leisure visitors within steps of the Salt Palace Convention Center, TRAX Light Rail, and Delta Center.
Our scope included FF&E procurement for 232 guest rooms, 28 public areas, two model rooms, and comprehensive OS&E services. The project required structured coordination across a historically significant building adapted for modern hospitality use.


Adaptive reuse projects demand precision. Historic architecture introduces constraints that require careful measurement, early validation, and disciplined vendor coordination.
Two model rooms were developed to confirm alignment between ownership, brand standards, and design intent prior to full production release. This phase established clear benchmarks, reduced risk, and ensured guest room furnishings complemented both the historic envelope and contemporary finishes.

Public Spaces



The public programming at Asher Adams is extensive and varied. Signature restaurant Rouser, Counterpart coffee and marketplace, No. 119 bar, The Bar at Asher Adams in the Grand Hall, open air gathering areas, and meeting spaces each required distinct FF&E packages.
With 28 public areas under management, disciplined tracking systems were essential. Large scale furnishings, specialty lighting, and decorative elements were coordinated to preserve the building’s historic character while supporting modern operational performance.
Sequencing deliveries within an urban downtown setting required careful planning to protect both schedule and surrounding infrastructure.
Protecting Design Integrity in a Historic Environment
In addition to FF&E procurement, OS&E services were managed to ensure readiness across guest rooms and public venues. Coordination of operating supplies and equipment aligned with installation milestones, supporting a smooth transition from construction completion to operational opening.
