FF&E Procurement for a Transit-Oriented Extended Stay Property
Located in Burnaby’s Metrotown district, Element Vancouver Metrotown serves a blend of extended stay guests, corporate travelers, university visitors, and leisure guests seeking direct access to downtown Vancouver. Positioned steps from Skytrain stations and adjacent to major retail and park destinations, the property operates within a high demand, transit-oriented environment.
Our scope included FF&E procurement for 173 guest rooms and public spaces. The project required disciplined coordination to align Element brand standards with the expectations of an extended stay guest profile.

Extended stay accommodations require a different level of functional planning. Furnishings must balance comfort, durability, and practicality while maintaining a clean, contemporary aesthetic.
Detailed takeoffs and specification reviews ensured casegoods, seating, lighting, and soft goods aligned with brand guidelines and long-term performance expectations. Vendor coordination focused on production timelines and freight sequencing to support phased installation within an operating urban asset.
Clear cost tracking and reporting provided ownership with visibility throughout procurement, reinforcing confidence in both budget alignment and schedule performance.

Public Spaces

Public areas at Element properties serve multiple functions. The RISE breakfast area, fitness center, meeting space, and shared gathering environments require furnishings that support both high frequency use and brand consistency.
Procurement strategy accounted for varied space types, ensuring durability without compromising the light, wellness inspired aesthetic central to the Element identity. Coordinated delivery and installation sequencing protected timelines and minimized disruption to surrounding operations.
Delivering Confidence in a High-Demand Urban Corridor
Transit accessible, extended stay hotels must operate with efficiency and reliability. High occupancy patterns, longer average lengths of stay, and proximity to major transportation corridors create little margin for delay or disruption. Procurement oversight plays a critical role in protecting operational readiness, ensuring that furnishings are delivered, installed, and performing as intended from the first day of service. It also safeguards capital investment by maintaining alignment between specifications, budgets, and brand standards.
In this environment, clarity is essential. Detailed takeoffs, proactive production tracking, and coordinated freight planning reduce exposure to schedule risk. Structured vendor management ensures accountability across manufacturers and suppliers, while consistent reporting provides ownership with visibility into cost control and milestone progress.
Through disciplined purchasing processes and coordinated communication, the project supported a cohesive, brand aligned environment that enhances guest comfort without compromising financial transparency. The completed property reflects balanced execution, delivering consistency and predictability within a competitive urban market.
