San Juan Marriott Resort & Stellaris Casino

Coordinated FF&E Procurement for a Landmark Beachfront Resort

Located along Condado Beach, this full-service resort serves a diverse mix of leisure travelers, conference groups, destination weddings, and casino guests. With 417 guest rooms, expansive ballrooms, and active public spaces, the project required disciplined coordination and structured procurement to support a large-scale renovation within an operating asset.

Our scope included FF&E procurement and coordination for 417 guest rooms, two casino ballrooms, and three public areas, including the Condado Meeting Room and retail space. Working in close partnership with the ownership team and design consultants, the focus was to translate design intent into accurate purchasing, controlled budgets, and seamless delivery.

In a resort environment with high occupancy and multiple revenue streams, predictability is essential. Detailed takeoffs, vendor alignment, and disciplined tracking ensured furniture, fixtures, and equipment were sourced in accordance with brand standards and performance requirements.

Guest room procurement required careful coordination of casegoods, seating, lighting, and soft goods to meet durability expectations in a beachfront climate while preserving the coastal aesthetic envisioned by the design team. Clear communication with manufacturers and freight partners helped maintain production schedules and reduce risk to installation timelines.

Event and public areas required precise coordination of large-scale furniture packages and specialty elements. Structured procurement and delivery management supported installation sequencing while minimizing disruption to ongoing operations.

Modern Coastal Comfort, Delivered with Precision

Public space improvements focused on both aesthetics and functionality. The casino ballrooms were refined to support conferences, weddings, and large-scale events with clarity and cohesion. Upgrades to meeting and retail spaces ensured alignment with the overall guest experience, strengthening the property’s ability to serve multiple revenue streams without compromise.

Clear planning and communication were essential to minimize disruption to ongoing resort operations. Phasing strategies and detailed coordination protected timelines while allowing ownership to maintain service standards in a competitive destination market.

The completed project reflects the strength of coordinated FF&E procurement execution within a complex, multi-use hospitality asset. By aligning purchasing strategy with design intent and operational realities, the resort is positioned to serve guests and event clients with consistency and confidence.
