Large-Scale FF&E Procurement in a Downtown Convention Corridor
Located steps from the Gaslamp Quarter and connected by skybridge to Petco Park, the Omni San Diego Hotel at the Ballpark operates at the center of one of the city’s most active convention and entertainment districts. With proximity to the San Diego Convention Center and more than 32,000 square feet of flexible event space, the property serves a continuous flow of group, business, and leisure demand.
Our scope included FF&E procurement for 516 guest rooms, three model rooms, and public spaces as part of the hotel’s comprehensive renovation. The scale and location required disciplined coordination to protect schedule, budget, and operational continuity within a high visibility urban asset.

Three model rooms were developed to confirm finish selections, furniture scale, and installation sequencing prior to full production release. In a project exceeding 500 keys, early validation was essential to reduce downstream risk and maintain brand alignment.
This structured approach provided ownership and stakeholders with clarity before broader manufacturing commitments were made.
Guest Rooms

Guest room procurement at this scale demands precision. Detailed takeoffs, specification reviews, and vendor alignment ensured furnishings, lighting, and soft goods met Omni brand standards while supporting durability in a high occupancy environment.
Production tracking and freight coordination were managed to support phased installation without compromising room inventory more than necessary. Transparent reporting provided financial visibility, reinforcing confidence throughout procurement and delivery.
Public Spaces

Public areas within a convention focused hotel require tailored FF&E packages. Meeting rooms, dining venues, and rooftop environments such as Tortuga each present distinct operational needs.
Sequencing deliveries across public spaces required careful planning to align with renovation milestones and event calendars. Structured vendor management ensured large scale furnishings and specialty elements arrived in coordination with installation teams, minimizing disruption within an active downtown setting.
Coordinated Execution in a Downtown Convention Hotel
Urban convention hotels operate under constant performance expectations. High occupancy cycles, compressed event schedules, and group demand tied to convention calendars leave little room for disruption. Procurement strategy in this environment must balance efficiency with financial discipline, while ensuring full alignment with brand standards. Every purchasing decision carries implications for room inventory, meeting space availability, and overall revenue continuity.
Scale further increases complexity. With more than 500 guest rooms and extensive public venues, sequencing, freight coordination, and installation timing must be carefully managed to protect operational flow. Detailed specification reviews, production tracking, and vendor accountability reduce exposure to schedule risk while maintaining quality control.
The refreshed Omni San Diego reflects disciplined execution across guest rooms and public venues. By aligning procurement strategy with both design intent and operational priorities, the project supports long term asset performance within a highly competitive downtown convention market.
